With real estate boom touching an all time high and the market rates
being revised for a second time to keep up with the rising land prices
in city, Hyderabad Urban Development Authority is gearing up to auction
vacant lands, open areas and left over plots in its various layouts to
raise funds for the Outer Ring Road Phase II and other projects. With the craze now shifting to Gachibowli, Manikonda and areas in the new business district closer to Outer Ring Road Phase I and International Airport, the auctions would provide a litmus test whether the Jubilee Hills, Madhapur would continue to command astronomical prices or they would be pegged at realistic levels owing to changing preferences and fascination for real estate projects of big market players in the anvil promising a different lifestyle altogether. Meanwhile HUDA constituted teams to survey and identify the left over plots and open areas in HUDA layouts to arrive at exact number of plots suitable for auctioning in Miyapur, Nalagandla, Tellapur, Ramachandrapuram, Madhapur, Mushk Mahal near Attapur, Asifnagar, Nandagiri Hills, HUDA Heights etc. The leftover plots in the above layouts developed five to 10 years ago - comprising open areas adjoining HUDA layouts , areas left for civic purposes like community halls, schools, commercial complex, besides those areas involved in litigation and had become free now - were inspected and identified by senior officers of planning and engineering departments. Meanwhile the engineering department would give its feasibility report. “Once the two reports are ready, HUDA authorities would review and decide on auction schedule,” said Divisional Administrative Officer, (HUDA) Yadagiri. Though a tentative date for auctions has been fixed as Aug.23 and 24, it would take some more time to finalise all the details and release the brochures, it is said. Meanwhile some residents in the above layouts have contended that the so called open spaces in HUDA layouts were earmarked for parks and civic amenities which had not been developed. Among the identified plots and bits of land are six commercial sites in HUDA’s Techno Enclave, Madhapur, 30 plots in Miyapur under Category I, II and III with plots ranging from 130 sq.yards to 500 sq.yards and 23 left over open spaces proposed to be converted into plots. Plots reserved in 21 places for community purpose would also be converted into plots as they are over and above the 10 per cent of layout area reserved for community purpose.
